Significant mixed-use development in Chesterfield

Vector Structures was appointed by Belmont Projects to provide civil and structural engineering design services for a significant mixed-use development in Chesterfield, with a total project value of £21m.

The development included two key buildings: a £12.5m residential apartment block and an £8.5m hotel block. Both buildings were part of the same scheme, with Vector Structures involved in providing design services from RIBA Stages 2-6 . The residential block comprised a seven-story building, with commercial space on the ground floor and residential accommodation on floors 2 to 6. The hotel block, also seven stories, was designed exclusively for hotel use. Both buildings were constructed with reinforced concrete (RC) frames, concrete columns, and flat slabs, all supported by piled foundations due to the challenging site conditions, which included a coal mining history.

Jomas Ltd carried out a geotechnical investigation to assess the suitability of pile foundations. In both buildings, transfer beams were incorporated at the 1st and 6th floors to support columns above, which could not extend to the ground floor. The materials selected for construction were carefully chosen to align with the specific needs of each building, optimizing the structural solution for both function and efficiency. Lateral stability was provided by stair and core walls, and the design adhered to British Standards and Eurocodes. Vector Structures was also responsible for designing the foul and surface water drainage systems, including attenuation measures, and implementing a rainwater harvesting system to reduce the use of potable water for non-residential areas.
